Warhaft Group, in partnership with Atlas Capital Group, originally secured the 240-acre EPA Superfund site along with approximately 20 contiguous former mill acres that had been sold off over time. Those additional acres are also in the brownfield program. After key environmental, entitlement, and incentive milestones — including the first Record of Decision supporting partial deletion from the National Priorities List, multi-county park designation, tax credits, and planned development status — 13th Floor Investments acquired controlling interest in the project in 2022.

Warhaft Group remains involved as a minority partner in Cone Mills Acquisition Group LLC, which owns the master site, and continues to consult for 13th Floor as owner’s representative. Venture on the Trail, the first vertical project now under construction on the site, is planned as a 222-unit garden-style apartment complex.

Panorama Tower demonstrates Dean Warhaft’s high-rise and mixed-use development experience at significant scale. The project includes four buildings and multiple integrated uses — office, residential, entertainment, hotel, university, and parking — within Miami’s Brickell Financial District. Completed in 2019 on behalf of Florida East Coast Realty.

Atlas at Inland Port Greer is a joint venture project with Atlas Capital Group. The project began as an assemblage around an 8.8-acre remnant parcel from CRG’s The Cubes at Inland 85, expanded through the acquisition of neighboring five-acre and one-acre parcels to create an approximately 15-acre site. Warhaft Group helped advance annexation into the City of Greer, site design, and project delivery while acting as both owner and owner’s representative during construction. Built by J. Davis Construction, the project was completed on time and on budget.

Atlas is designed as the Upstate’s first Class A multi-tenant industrial park for small and medium users, with 150,000 square feet divisible into 8,400-square-foot bays, 32-foot clear heights, large truck courtyards, and high parking ratios. Tenants include Alfa Laval, Omron Automation, Tidal Vision, and ESS Vial, with all but two bays leased to date.

The Swamp Rabbit Trail RAISE Grant effort supports a network expansion designed to improve safety, mobility, and connectivity for Sans Souci and the surrounding Greenville community. The project includes new trail connections, grade-separated bridge crossings, an e-bike charging demonstration, and connections to Lakeview Middle School and North Franklin Head Start.

The bridge strategy includes an innovative reuse approach using railroad car chassis, reducing construction time and embodied carbon while creating safer crossings for trail users.

Warhaft Group acted as owner’s representative for Midtown Development on The Standard Residences at Midtown Miami, a 227-residential-unit and three-commercial-unit branded condominium project developed through Midtown Development’s joint venture with Rosso Development.

The role focused on safeguarding Midtown’s interests throughout construction and closeout, including financial analysis, progress monitoring, review of payment requisitions, evaluation of project risks, coordination with stakeholders, documentation and reporting, and compliance oversight. Warhaft Group worked collaboratively with Midtown, Rosso Development, the general partner, contractors, consultants, lenders, and other stakeholders to help keep the asset moving toward completion.
